Check in is at 3pm and check out is at 11am. Early check in or late check out must be arranged in advance and confirmed in writing.
Vacationing students or singles under 25 years of age cannot rent the house unless accompanied by an adult guardian or parent.
No smoking is allowed inside the house. Smoking paraphernalia found inside or on the grounds of the house will incur an additional cleaning fee.
Linen and towel service
Linen and towel service is optional and Guests must request this service at the time of making the reservation. The Owners can provide linens for all the beds and one towel per guest
(two if the booking is for a week or longer), hand towels for the bathrooms and kitchen towels. The supplied linens and towels may not be removed from the house. If the Guest chooses
to provide their own linens, take note that the house has a California King bed, two queen beds and 3 twin beds.
Guests should bring their own beach towels. Guests will need to provide their own toilet paper and paper towels.
A cleaning fee is collected for each stay. This fee covers normal cleaning only. Excessive cleaning such as mud on the carpets or dirty pots and pans will reduce
the amount of the deposit returned to the guest. Guests are expected to clean all dishes and load the dishwasher at the end of their stay.
Basic cleaning supplies, dish soap and soap for the dishwasher are supplied. Bath soap, shampoo and laundry soap are not provided.
No Daily Maid Service
Daily maid service is not included in the rental rate, but can be provided at an additional rate.
A security deposit is collected for each reservation. After subtracting any damages, the security deposit is returned to the Guest within 4 weeks of their departure date. The Guest
is responsible for all accidental and intentional damage caused to the house, including excessive cleaning, plumbing stoppages, missing keys and the payment of fines. Normal
wear and tear is not considered damage.
The security deposit is merely a deposit against damages. The Guest agrees to reimburse the Owner for all costs incurred to repair/replace damaged items.
Quiet, well-behaved pets are welcome with the payment of a $90 pet cleaning fee. Pets are allowed in the house and the back yard has a secure 6' high wooden fence. Aptos
beach allows dogs on leash. The cleaning fee is used to deep-clean the house for the comfort of subsequent guests who may have pet allergies. Guests MUST clean up after
their pet. The pet cleaning fee only covers cleaning; the Guest agrees to pay for excessive cleaning (like muddy paw prints on the carpets) and all damage caused by their pets.
The Guest must also maintain control of their pets at all times, and NEVER leave pets unattended. Dogs that bark constantly or interfere with our neighbors' right to the
quiet enjoyment of their property are NOT welcome.
The rent covers the occupancy of up to nine (9) people, including children and babies. An additional occupancy fee of $10 per guest per night is assessed for any guest over this limit. This fee must be paid
before the Guest's arrival date. Maximum occupancy is subject to the house capacity as described below.
Reservations and Payments
The Owners will confirm the reservation once a signed copy of this contract and the payment of 50% of the amount due is received. The balance is due sixty (60) days
before the Guest's arrival date. Payment must be made by check; credit cards are not accepted.
If the reservation is made less than sixty (60) days before the Guest's arrival date, the full amount must be paid before the reservation is confirmed.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment and security deposit, and the party will not be permitted to check-in.
The Guest can cancel the reservation at any time. If canceling more than sixty (60) days before the Guest's arrival date, a full refund will be issued less a $125 administration fee.
If canceling less than sixty (60) days before the Guest's arrival date but more than fourteen (14) days, a full refund will be issued less a $125 administration fee - but only if the Owners are able to
re-rent the days covered by the reservation. If only part of the reserved days are re-rented, the refund will be prorated. If canceling less than fourteen (14) days before the Guest's arrival date
the Guest will forfeit all sums paid, except for the security deposit.
Regardless of when the cancellation is made, the security deposit will be fully refunded.
Parking, Phone service and Internet Access
The house has parking spaces for 5 cars, and additional cars can park on the street. Only local telephone calls can be made from the house phone. Calling
cards and cell phones are recommended. The house has high-speed DSL Internet access available though wired (Ethernet) and wireless (802.11b/g) connections.
No PC is provided. Bring your laptop or PDA if you require Internet access.
Capacity / Disturbances
Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
- More than 12 people (including children and babies) on the premises at any given time.
- More than 9 people staying overnight at the house, without the Guest paying an additional occupancy fee.
- Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages
by or to persons less than 21 years of age.
- Causing damage to the premises rented or to any of the neighboring properties.
- Any other acts which interferes with neighbors' right to quiet enjoyment of their property
- Pets left unattended on the premises
- Violation of the 10:00 PM Santa Cruz County and Aptos Noise Ordinance.
The Owners do not assume any liability for loss, damage or injury to persons or their personal property. Neither do the Owners accept liability for any
inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will the Owners
accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
Additional Terms and Conditions
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges the Owner from
any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest,
or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold the Owner free and harmless of any claim
or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents,
successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
